Rental Policies and Information

When Choosing to Stay in a Private Home Please Take Note of the Following:

Renting this condominium is very different from rooms offered in a hotel and also different from a private property. If you have specific concerns, please express them at the time of making your reservation and we will do our best to make sure your concerns are addressed.

We Are Not a Hotel: Homes are more complex than a one room accommodation. We strive to make the home perfect for your stay. Although we are very diligent in our care and maintenance, it would be reasonable to expect the possibility of unintentional unexpected malfunctions at any given time. Should an issue of inconvenience arise while you are occupying the home we have a 24 hrs on-call contact. The number is (805) 892-4184. We will do our best to address your concerns in a timely manner, but cannot guarantee that services and parts are available, which can cause delays and lead to disappointment.

Check-In: 4:00 pm on the day of arrival: The individual who has signed as the responsible party for renting the premises and used their credit card to pay for the reservation (Reservation Holder) MUST be the one to check-in; no keys or codes will be provided otherwise.

Check-Out: 10:00 am on the day of departure: If you fail to be completely out by 10 a.m. you may be subject to losing your entire security deposit depending upon the severity of the violation. Out of respect to our cleaning staff and newly arriving guests we strictly enforce our arrival/departure times. There is no proration of rent for late arrivals or early departures.

Keypad Door Entry Code: The entry code for the front door will be emailed or sent via text message to the address/number you provide prior to your arrival.

Occupancy and Parking Limits: We abide by the Las Canchas Homeowners’ Association occupancy and vehicle regulations. Please do not have more guests or cars than permitted on your rental agreement without prior written consent from Sequoia Properties and the Homeowners’ Association (4 guests/1 car). Each unit is assigned one covered parking space for the guests’ exclusive use (space #14). All Parking spaces outside the carport area are reserved for unit occupants and visitors on a first-come, first-served basis. All vehicles parked illegally will receive a violation and will be towed at the owner’s expense if not moved in 24 hours.

Security Deposit: A security/damage deposit of $1,500 is required. This must be received with payment of the reservation. The deposit is NOT applied toward rent; however, it is fully refundable within (14) days of departure, provided the following provisions are met.

  • No damage is done to the property or its contents, beyond normal wear and tear.
  • No charges are incurred due to contraband, unapproved pets or collection of rents or services rendered during the stay.
  • All debris, rubbish and discards are placed in dumpster, and soiled dishes are placed in the dishwasher and cleaned.
  • No linens are lost or damaged.
  • No early check-in or late checkout.
  • The renter is not evicted by the owner (or representative of the owner), or local law enforcement.

Cancellation Policy: Once a reservation is booked, and deposit received, it is non-cancellable. If you need to cancel AND If we are able to re-book the time slot, the amount paid will be refunded, less a $200 fee. No cancellations are accepted due to circumstances beyond our control, such as inclement weather. Due to this, we highly recommend the purchase of “TRIP CANCELLATION INSURANCE” for any stay (for the protection of your vacation rental investment)!

Minimum Stay: There is a one month minimum stay requirement. Holiday/Peak times may require a longer minimum stay.

Reservation Payment: Reservations are to be paid in full at time of booking.

  • If your check-in date is within 4 days of booking, your reservation must be paid by credit card immediately to guarantee your reservation.
  • If your check-in date is within 30 days of booking, your reservation can be paid by credit card or cashiers check and must be received by our office within 2 business days of the booking date to guarantee your reservation. (Note: A personal check is acceptable BUT your reservation will not be guaranteed until your check clears.)
  • If your check-in date is within 31 or more days of booking, your reservation can be paid by personal check, cashiers check or credit card and must be received by our office within 3 business days of the booking date to guarantee your reservation.

Rates: Rates vary by season and during Holidays. All renters are charged a cleaning/linen service fee of $200 for the end of stay cleaning (non-refundable) and a pet fee (1 dog only) when applicable.

Housekeeping Service: While linens and bath towels are included in the house, daily/mid-stay maid service is not included in the rental rate. However, it is available as an option, cost depends on service requested. We have provided beach towels. We do not permit bath towels or linens to be taken from the house. In the even of pests (spiders, ants etc..) we make every attempt to control them, but they can be stubborn and reappear within days. If you have any problems with them while in the home, call and we’ll attempt to minimize the problem. We try hard to make the home perfect for your arrival, however dust, especially in the spring is very difficult to control, many times reappearing within hours.

Common Areas: Includes but is not limited to stairways, landings, balconies, and open grassy areas designed for guests’ use. Please keep these areas clean and orderly.

Access to Santa Barbara Polo and Racquet Club Facilities: Guests of Sequoia Properties DO NOT have access rights to the club facilities unless membership privileges are acquired. Facilities include tennis courts, swimming pool, Jacuzzi and clubhouse.

Internet Access: While we provide Wi-Fi (DSL) in the house, we do not guarantee usability. Internet access does not add additional fees to the monthly rate thus there will be no financial compensation for the lack of service.

Phone: International calling is blocked.

Pets: The Las Canchas Homeowner’s Association and Sequoia Properties only accept one well behaved pet, unless approved by the Association board with findings of special conditions. There is an extra fee of $150/month added to the rate. All dogs must be on a leash and accompanied by its owner in the Common Area (includes stairways and landings). You must clean up after your pet or additional cleaning costs will apply along with fines from the Homeowners’ Association. Please use the dog blankets that are at the home to protect the furniture.

No Smoking: $500 fee if any sign of smoking inside condo or outside on private balconies. We are very strict with this policy.

Rain Checks: Rain checks are not available. This is why we highly recommend Trip Cancellation Insurance.

Power Failures: There are no discounts/refunds due to power outages.

Fires In Our Region: You will be expected to utilize the time you have committed to unless authorities have declared the area inaccessible. With most past fires there have been no inconveniences or disruptions to our staying guests. If you have any questions or concerns please call our office prior to departing from home. The Santa Barbara and surrounding communities being closed due to fire danger is not a common occurrence and will be held to the same policies as road closures for inclement weather. Absolutely no open fires, fire pits, or fireworks are allowed on the property at any time other than in designated gas fireplace.

Appliances: Home appliances are maintained and inspected by licensed contractors. There will be no refunds due to circumstances beyond our control with any of the appliances.

Air Conditioning: The home is not air conditioned.

Pool Use: Pool use is restricted to the period between 8:00am and sunset. All persons using the pool do so at their own risk, and children under the age of 14 must be accompanied by an adult. Horseplay of any kind is prohibited, and the Association reserves the right to deny pool use to anyone at anytime. Pets are not allowed in the pool area. Rental rates do not have any additional charges built in for the use of the pool, therefore we will not offer any compensation for issues arising beyond our control.

Laundry Facilities and Outside Drying: Guests of Sequoia Properties are allowed access to laundry facilities in the complex and within the unit. If using the common laundry facilities, please remove clothing immediately at the end of each cycle, and clean up when you are finished. No exterior airing, sunning, drying, or laundering of clothes or other items is allowed on balconies, patios, or other common areas.

Movie rentals: The living room television is connected to Apple TV where movies can be rented via Amazon. Guests are welcome to take advantage of this amenity but any movie rental fees that are incurred during your stay will be deducted from your security deposit.

Home Owner Association:

Please note that this residence is part of the Las Canchas Homeowners’ Association. In renting this condo you are agreeing to abide by the rules of the Las Canchas Homeowners’ Association. Please refer to Declaration CC&R’s, Bylaws, the Association Owner’s Manual & House Rules, and the mold disclosure/waiver form as part of this rental agreement.


  • Guests must be 21 years or older to rent. No guests under the age of 21 will be allowed to access our rentals without at least one person being 21 years or older.
  • No parties or any disturbances disrupting the peace in the neighborhood at any time day or night.
  • Please stay within the limit of guests allowed overnight for rental.
  • Rate Changes: Rates subject to change without notice.
  • When trash inside the unit is full, please dispose of it in the trash enclosure in the parking area. Break down all boxes before placing them in the RECYCLE bins, and place OTHER recyclable items in the recycle bins provided. You will be charged an extra fee for any trash left in the unit.
  • Falsified Reservations: Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.
  • We will not be held responsible for circumstances beyond our control. Once we have been alerted to a problem we will do our best to help minimize or alleviate the issue in a timely manner, we will not offer additional compensation for an inconvenience that was addressed expeditiously.
  • We reserve the right to refuse service to anyone.
  • Written Exceptions: Any exceptions to the above mentioned policies must be approved in writing in advance.
  • Mediation: Occupant agrees to mediate any dispute or claim arising out of this Agreement, or any resulting transaction, before resorting to arbitration or court action. Mediation fees, if any, shall be divided equally among the parties involved.
  • This Agreement shall be governed and constituted in accordance with the laws of the State of California.

The Owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Owners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.
